LandTech Asset Management Builds Residential Communities in Multiple Carolina Markets
LandTech Asset Management, LLC (“LTAM”) is busy performing fee development work for both third-party investors and homebuilders in developing residential homesites in the Carolinas. Here are a few examples of our exceptional work:
Dunhill, Chapel Hill, NC
The greater Raleigh, NC market is one of the nation’s leading residential development markets. Last year, LTAM entered into a contract with a third-party investor to develop single-family residential lots in the community of Dunhill near the picturesque college town of Chapel Hill, NC. The property is located approximately 1.5 miles to Interstate 40 and 5 miles to downtown Chapel Hill. The national builder, David Weekly Homes has contracted to purchase the lots from the investor and deliver impressive single-family homes from the $600,000’s. In Dunhill, the builder is offering 10 new home designs that from 3,686 square feet to 4,548 square feet. “Dunhill’s location near Chapel Hill makes it an ideal development, especially with the fact that the homesites are over 2 acres in size. The homes will be stunning when they are completed and we are proud of our association with David Weekley Homes in the Raleigh marketplace,” Chris Wallace said. LTAM’s scope of the work involves permitting, bidding, infrastructure construction, manufacturing and delivery of finished lots. The lots will be complete in the early Fall 2014 and David Weekley Homes is now preparing to break ground on their set of homes within the community.
Old Oak Commons, Raleigh, NC
Another exceptional LandTech residential community in Raleigh, NC is Old Oak Commons. David Weekley Homes contracted directly with LTAM to develop Old Oak Commons located in the northwestern portion of the Raleigh area above I-540. The scope of the work involves permitting, bidding, ROW construction, utility construction, road widening and pump station improvements. LTAM commenced regulatory work on the project in 2013 and delivered the lots to David Weekley Homes earlier this year. “Old Oak Commons is a small, in-fill development in an established and much sought-after residential area of Raleigh that David Weekley Homes wanted to development. We were able to quickly and professionally take command of the project and then successfully get it done within their budget and timeframe much to the homebuilder’s delight,” Chris Wallace said. The lots are finished and have been delivered to the builder for home construction. David Weekley Homes will build homes within Old Oak Commons from 2,823 square feet to 3,411 square feet and begin at $438,000.
Tidal Walk, Mount Pleasant, SC
Hoyer Investment Corp. of Miami, Florida contracted with LTAM to develop single-family residential lots in the community of Tidal Walk in Mount Pleasant, SC. The property is located within the Town of Mount Pleasant, SC, east of the Wando River, near the intersection of Seacoast Parkway and Tidal Reef Circle approximately 1.4 miles from the Long Point Road Exit on the Mark Clark Expressway (I-526). The nation’s largest homebuilder, DR Horton Inc. has contracted to acquire the lots in the neighborhood and is the sole builder within the community. LTAM’s scope of work involves permitting, bidding, infrastructure construction, amenity construction of a pool and cabana, and manufacturing and delivery of finished lots. We commenced regulatory work on the project in December 2013 and started construction in June 2014. Lots are anticipated to be completed and delivered to DR Horton by November 2014. Chris Wallace, development manager for LTAM states, “Tidal Walk’s best feature is its location, so close to the Expressway (I-526) and the amenities of Mount Pleasant. The land parcel was owned by a church and it is a great development site, ideal for residential development. There’s no wonder why Mount Pleasant continues to be an outstanding market with great lifestyle. First of all, the area’s economy, local history and arts and entertainment make this a great area in which to live. Plus the close distance to the City of Charleston makes Tidal Walk simply a great place to live.
